As an appraiser who actually measures homes, who actually verifies the site size and GLA of comparables whenever possible via a county sketch; It saddens me to see so much incorrect data used in the "Peer Comp" view. Sure they are using the MLS data, but the MLS is wrong so often we appraisers are supposed to be verifying this data; For us appraisers who actually take the time to do this, I think we should be able to check a box the says which fields of data were verified especially when it is different than what the MLS provided. So when appraisers look at the "Peer Comp" they can see which ones were actually verified. I constantly see my peers using wrong site size, GLA, age, baths, garages, etc.. - it'd be nice to be able to correct those errors somehow to show that the verified data. Possible send those appraisers a note that they used bad data; Look at 6380 W Highway 30, Ellendale, MN 56026; My peers used 10 acres even though the property actually sold with 19.79 acres. It was listed with 10 acres but sold with more and the realtor didn't updated the site size data when changing the status to "closed"- they should have. Also, if a comp is the subject of a report and the appraiser measured the property per ANSI standards, it'd be nice to know that as verified data. Showing that the appraiser peer had 1st hand knowledge and that data was more credible than the MLS or county.
Honestly the appraisers should be catching this on their own, but hopefully this will help the quality of everyone's reports.

A
